The luxury boutique hotel, opening fall 2026, uses mechanical parking to fold a full valet operation into limited mountain land.
KETCHUM, Idaho — September 21, 2026 — KLAUS Multiparking America has brought mechanical parking to one of Sun Valley’s most anticipated hotel openings, completing the valet system at The Observatory, a Viceroy Resort, ahead of the luxury hotel’s fall 2026 debut. The two-level mechanical parking system, finished in August, provides 86 parking spaces and is the first mechanical parking system to be installed in Ketchum, Idaho.
For a property of this profile, arrival sets the tone, and valet is where a first impression is made or lost. Storing cars two-high keeps the fleet compact and steps from the entrance, so an attendant reaches a guest’s car in a few paces instead of a long walk or a drive up several levels. That compactness is what shortens the wait at both arrival and departure.
Space was the central design problem. Positioned at the gateway to downtown Ketchum along Trail Creek and minutes from Bald Mountain’s slopes, The Observatory occupies the kind of high-value mountain ground where a conventional garage would cost land the property couldn’t spare. KLAUS built up rather than out, stacking two vehicles within the footprint of one to double capacity on the same area, and the no-pit design meant no digging below grade and little disruption to the rest of the site.
“The Observatory is exactly the kind of property mechanical parking was made for,” said Christopher Tiessen, CEO of KLAUS Multiparking America. “The team wanted every square foot working toward the guest experience, and a conventional garage would have taken land the site couldn’t give up. Storing cars two-high keeps the valet operation compact and close to the door, so arrival stays quick and parking never competes with the rest of the resort for space.”
The Observatory takes its name from a rooftop observatory equipped with a professional-grade 17-inch PlaneWave telescope, operated by a local astronomer for guest and community stargazing beneath one of the country’s premier dark-sky destinations. When it opens, the property will offer 73 rooms and suites, 12 upper-floor condominium residences, a full-service spa with a hydrotherapy circuit, on-site dining, and roughly 5,500 square feet of banquet and conference space.
The installation arrives as luxury hospitality in Sun Valley pushes onto tighter, higher-value parcels, where parking increasingly shapes what a resort can build. On sites like these, mechanical systems let developers protect room counts and amenity space without surrendering ground to vehicles, which is part of why they are moving from a niche fix into early site planning.
